Baan Ayutthaya is situated next to Wat Chaiwatthanaram with Chao Phraya River view. The client intended to utilize the historic land for private residence, guesthouse, and a cafe by the river. The architectural design is a simplified and a scaled-down of Thai vernacular architecture; steep curved gable roof, veranda with folding doors to create space hierarchy and flowed ventilation, and the wooden beam and column structures. The terracotta roof shingles are placed gradationally to create the illusion of a curved roof and split up each building to create in-between courts.

The interior idea is to contrast the modernized exterior with traditional Thai structure, materials and elements such as wooden frame structures, ceiling detail, and a modern touch of lighting and furniture selection. The wooden frame cubes are linked in the same axes throughout the building. The 2nd floor ceiling is treated with a slight touch of modern comfort, with indirect view of the steep roof.
